      Residential Categories in BS9251

      BS9251 is the UK’s main standard for fire sprinkler systems in domestic and residential properties. It covers everything from water supply requirements to installation, commissioning and servicing. Following BS9251 ensures your system is safe, effective and recognised by building control, insurers and fire authorities.

      BS9251 divides residential fire sprinkler systems into 4 categories, depending on property type and use.

      • Category 1 – Single-family dwellings (houses, flats, maisonettes, HMOs, B&Bs).
      • Category 2 – Blocks of flats under 18m, small care homes, sheltered housing.
      • Category 3 – Larger care homes, student dormitories, hostels.
      • Category 4 – High-rise flats above 18m.

      Each system must be designed to account for occupancy, building layout and water supply, ensuring maximum safety for residents.

      Key Features of BS9251 Fire Sprinklers

      BS9251:2021 (the latest version) defines categories and minimum requirements for domestic and residential fire sprinklers.

      Minimum Flow Rates

      At least 60 litres per minute for a single nozzle, or 42 lpm for multiple nozzles.

      What’s the difference between BS9251 and BS EN 12845?

      BS9251 applies to domestic and residential buildings. BS EN 12845 is for commercial and industrial sprinkler systems.

      Do existing systems need to be upgraded to BS9251:2021?
