Retrofit Fire Sprinkler Installation

Walker House in Andover was a retrofit fire sprinkler project delivered within an existing residential building, requiring a practical and carefully coordinated approach to bring the property in line with modern fire safety regulations while working within the constraints of the existing structure.
Nationwide Sprinklers designed and installed a BS 9251 Category 2 sprinkler system, providing enhanced life safety protection appropriate for the building’s use and occupancy.
As with many retrofit schemes, the project presented the typical challenges associated with working in an existing, occupied environment — such as limited ceiling voids, restricted access routes and the need to minimise disruption throughout.
Project Challenges
One of the key complexities of this project was navigating the limitations of the existing building fabric.
Traditional pipe routing and ceiling-mounted sprinkler layouts were not always achievable due to structural constraints and shallow void spaces.
To overcome this, the design incorporated the strategic use of sidewall sprinkler heads, allowing effective coverage to be maintained without the need for extensive ceiling alterations.
Sidewall Sprinkler Solution
The use of sidewall heads was critical in achieving compliance while preserving the integrity of the building.
This approach enabled the system to be installed more discreetly, reduced the extent of invasive works and ensured that coverage requirements were still fully met in line with BS 9251.
A Category 2 system was selected to provide the required 30-minute water supply duration, offering a robust level of protection for residents and supporting the overall fire strategy.
The system was carefully coordinated around the existing layout to ensure full compliance without compromising practicality or programme.
